The Loan Insurance Escrow Team Lead is responsible for assisting management with workflow oversight, staffing, and training for the Loan Insurance Escrow team. Advanced knowledge of Insurance, tax, and escrow servicing is required. The Team Lead is responsible for guiding insurance, tax, and escrow specialists through their daily functions. This includes but is not limited to: insurance/tax disbursement, tracking, and force placement; flood zone change reviews and valuations; escrow analysis review; internal and external customer inquiries; and complaint management. The team lead will assist in ensuring all policies and procedures meet federal and state regulations and adhere to auditor guidelines. Compliance with the SouthState Code of Business Conduct and Ethics must be maintained while serving in this role.

- Lead team members through daily workflows ensuring adherence to departmental goals and service level agreements.
- Research and resolve complex issues by navigating multiple systems and reviewing insurance and tax vendor records.
- Continuously assess SLA's, metrics, and departmental reporting to gauge the quality of team member performance, productivity, and capacity.
- Assist team members with the review and updates of departmental procedures ensuring adherence to Bank and government rules and regulations; Identify areas for opportunity and enhancement
- Identify training needs within each area and assist manager with recruiting and onboarding team members
- Respond timely to inquiries from internal bank team members and external customers.
- Coordinate release testing and relay system updates to specialists
- Build rapport with team members by keeping open lines of communication and providing constructive feedback
- Meet SouthState’s standard of excellence by contributing to a positive and collaborative working environment
- Ensure compliance with the South State Bank Code of Business Conduct and Ethics and other operating policies and procedures. Complete compliance training, adhere to all anti-money laundering guidelines and procedures, and all regulatory requirements

Qualifications, Education, and Certification Requirements
- Education: High School diploma required; Bachelor’s degree preferred
- Experience: A minimum of 3 years’ experience in a Loan operations or equivalent role is required. Must be knowledgeable in all loan servicing functions including consumer, commercial and mortgage loans. Knowledge of Federal and State regulatory items is required. Experience with FiServ systems software is preferred
- Certifications/Specific Knowledge: Proficient with Office products including Microsoft Word and Excel with the ability to create and manage spreadsheets.

PHYSICAL DEMANDS
- Must be able to sit for long periods of time. Must be able to effectively access and interpret information via various computer systems, documents, and reports.
WORK ENVIRONMENT
This position is located in a cubicle environment that may be loud throughout the day. If applicable, telecommuting roles no matter if hybrid or 100% full time telecommuting must have a secure home office environment that is free from background noise and distractions. They must also have a reliable private internet connection that is not supplied by cellular data (hot spot). Cable or fiber connections are preferred. Requirements are subject to change, as new systems and technology is delivered. Travel may be required to come to meetings as needed.
