Job Description Summary
The MUSC Foundation has total assets of approximately $800 million. Of these assets, approximately $730 million are investments, and the remainder are Real Estate, contribution receivables and other assets.The purpose of the Foundation is to promote the educational, research, clinical and other programs of the Medical University of South Carolina and the Medical University Hospital Authority. The MUSC Foundation is searching for a candidate to assist the Controller of the MUSC Foundation in the management of the disbursement cycle and related activities.
Investment/Real Estate Accountant is responsible for performing all of the accounting activities and financial analyses associated with the Foundation’s long-term and short-term investment pools. The role is also responsible for developing processes for reporting needs for the investment pools. The pools include both endowed and expendable funds. This role also interfaces and is responsible for all accounting and tax activities including preparation of monthly reconciliations for charitable trusts and gift annuity pools. This position will also be responsible for the accounting activities related to its real estate properties held by the Foundation either directly or through single member LLCs.

Education
- Bachelor’s degree
Work Experience
- Minimum of 5 years’ work experience in accounting, finance, or a related field

- Knowledge of the principles, practices, theories and terminology of accounting, banking, budgeting, financial management or investment.
- Knowledge of financial electronic data processing systems.
- Advanced Microsoft Excel skills.
- Ability to proficiently apply mathematical concepts.
- Ability to analyze and interpret complex financial data and reports.

Job Duties
Investment Accounting
- Review and reconciles investment accounts including both the long-term and short-term pools along with planned gift portfolios.
- Performs all appropriate review of transactions codes used for tracking investment balances and other activity to ensure completeness of records
- Responsible for generating, monitoring, updating and ensuring accuracy of multiple monthly allocations of investment activity across approximately 1500 projects.
- Calculates quarterly rebalancing to appropriate allocation between the long-term and short-term investment pools and monitors for monthly adjustments that may also need to be made.
- Provides information and Technical assistance regarding all invested funds.
- Monitors cash balances to ensure targets for pools are met and available. Coordinates closely with Portfolio Manager and Investment Analyst.
- Responsible for preparing investment schedules, confirmations and work papers for annual financial audit.
- Calculates and records quarterly management fees for the long-term and short-term investment pools. Provides any necessary reporting.
Real Estate Accounting
- Records and tracks monthly rent payments. Conducts due diligence of all leases and provides follow-up steps as necessary for any corrective measures with tenant. Prepares all general ledger entries associated with rental activities.
- Generates monthly depreciation journal entries through Blackbaud Fixed Asset System.
- Maintains and updates Fixed Asset System. Recommends process changes to improve efficiency of the system.
- Reviews and monitors income and expense of real estate activities.
- Provides quarterly cash flow analysis for rental activities.
- Responsible for all accounting activities associated with 4 real estate LLCs.
- Calculates and records derivative activities associated with interest rate swaps
- Supports the Board of Directors Real Estate committee by preparing the quarterly real estate dashboard along with other reports as necessary.
- Manages leases with tenants and coordinates with MUSC leasing office and property management as necessary.
- Responsible for overseeing insurance program for property coverage to manage risk exposure for the Foundation. Serves as liaison with Insurance brokers and carriers.
- Prepares all reports, schedules, and disclosures related to real estate for the annual financial audit.
Special Projects
- Provides assistance to CFO and Controller with complex special projects.
