Job Description
The Property Manager supports the Medical University of South Carolina Health System and reports to the Director of Property Management. Under indirect supervision, the Property Manager manages and monitors property operations and maintenance in the leased and owned facilities within an assigned portfolio. Responsibilities include:
- Regularly rounding and inspecting buildings within the assigned portfolio
- Contracting and procurement actions
- Managing service contracts and vendors
- Supporting compliance efforts related to fire life safety and environment of care requirements
- Serve as liaison between property management department, contractors, and building occupants to procure, schedule and manage work.
- Ensuring inspections and repairs are performed and completed within required time frames
- Providing prompt and courteous interorganizational customer service
- Addressing repair requests by assessing the problem, creating a plan for resolution, determining cost to resolve, and obtaining proper approvals to execute on the repair
- Requesting vendor proposals for an identified scope of work
- Ensure vendor work is completed in a manner consistent with the approved scope
- Ensuring invoices match approved proposals prior to processing
- Tracking repairs status
- Effectively and professionally communicate with stakeholders who may be impacted by work being performed in their space or areas
- Assist Director of Property Management in creating annual preventative maintenance budgets
- Assist Director of Property Management in ensuring Joint Commission compliance
- Respond to daily work-order management requests via the Fix-It system for the properties within the assigned portfolio
- Management of Tenant Improvement Allowances and overseeing small renovation projects in leased space including contacting, vendor management, schedule coordination, arranging building access, punch list, etc.
